We seek to be a volunteer in innovating and improving affordable housing. Initially our efforts have been centered on the "forgottens" (homeless vets, Tribal underserved, Lahaina, Altadena/Pacific Palisades, East Palestine and the hills of North Carolina). We seek to find and implement techniques that yield quality living space, affordability, improved neighborhoods and prompt/costless delivery. An affiliate entities are focused on significantly diminishing both the "down payment / seed capital" as well as "overall carry cost of ownership". Another affiliate is developing open source AI-assisted technology and borrower-direct delivery based on our affiliate's 30+ year history in doing so in residential mortgages.
Our goal is to appeal to the client-tenants, special populations, and to be welcome additions to local employers, neighbors and host jurisdictions. A priority is to work with local trades, professionals and workers.
Available and zone-ready land or rehab/conversion properties can scarce. Example, difficult "close-in" sites can be made to provide quality affordable units. Undaunted by "difficult development areas" we are very fortunate to proffer and innovate with the members of owners, planners and capital team(s).
